A retired couple living in rural Sussex wanted to downsize and move closer to local amenities.
The search process began with Garrington managing the sale of a 1920’s rural Sussex home. Garrington invited several local agents to value the property and discussed them with the client. Once an agent was selected Garrington worked with them to produce the relevant marketing materials and manage the sale process. A young family expressed an interest in the property and terms were agreed.
At this point it was clear that it would be necessary to find a rental property to serve as an interim home. Given the small geographical area under consideration and the very specific requirement for the city-centre property, relevant opportunities were few and far between. With this in mind Garrington helped the client select and secure a spacious apartment in the right area.
Given the nature of the search Garrington had been very pro-active in identifying relevant properties and approaching them both directly and via local selling agents who had existing relationships with the owners. As a result the majority of the 30+ properties viewed on behalf of the client over the search period were not on the open market.
In the end local relationships resulted in Garrington hearing of a property which the owner was going to be selling later in the year. Having contacted the owner direct Garrington was able to commence negotiations on behalf of their client.
The property in question was a city gem. It offered good spacious accommodation in a central location, beautiful gardens and ample off street parking. The asking price for the property was £1.6m and, after detailed research on local comparable property, it was agreed that this was a fair price for the property. Terms were agreed at £1.6m and the owner further agreed to not market the property in anyway and to include a generous amount of fixtures and fittings.
Garrington used local expertise to source an ideal property off-market and therefore without competitive interest. They developed a relationship with the seller and ensured that the transaction ran smoothly to a successful conclusion for our client.
